01The systems in the way
Permits are filed through municipal portals that differ by authority and change without notice. The drawing register lives on a file share. The land registry challenges automated access. Somebody is employed largely to chase status across all of it, and when they are on leave the programme stalls.
| System | What it gives you |
|---|---|
| Municipal portal | web only |
| Drawing register | file share |
| ERP | partial API |
| Inspection app | offline |
| Contracts | |
| Land registry | CAPTCHA |
02Why the usual approaches stall
Project management platforms track the work but cannot perform it: they will remind you a permit is outstanding without being able to file or chase it. The chasing is the job.
If a human can do it in a browser or a terminal, an agent can do it — at volume, with an audit trail. That is the whole basis of how we approach real estate & construction: we treat the systems you already run as the integration surface, rather than waiting for an API that is never going to ship.
03What an agent actually does here
Worked example
A permit agent files applications across municipal portals, chases status, and keeps the drawing register aligned with what has actually been approved — so the register reflects reality rather than intent.
This is a reference design drawn from the problems we are asked about most often in real estate & construction — not a case study of delivered client work. Where we have shipped a build, we say so plainly and put you in touch with the client.
04Constraints we design to
- Only portals and authorities you are authorised to act for, under your credentials
- Submissions require human approval before filing where the authority treats them as binding
- Every status change is recorded with the source page it came from
- Runs in your tenant; document sets never need to leave it
Tell us which system is the problem
Describe the workflow that is done by hand today and the system that blocks it. We will come back within one working day with an initial read on feasibility — including if the honest answer is that an agent is the wrong tool.
